      <description><![CDATA[<p>In development since 2017, this project involves the demolition of a large and visually intrusive vehicle workshop and redevelopment of the site to create a high-quality mixed-use scheme set within open countryside, benefiting from expansive rural views.</p>

<p>The development includes 10x new dwellings alongside a commercial office building, with associated access roads, parking, drainage, and landscaping. Homes vary in size and architectural character to provide a balanced housing mix appropriate to the area, utilising traditional materials that reflect the local Kentish vernacular.</p>

<p>A carefully considered landscaping strategy was central to this scheme, designed to maximise outward views across the surrounding countryside while sensitively managing views into the development, ensuring the new homes sit comfortably within their rural setting.</p>

      <description><![CDATA[<p>Since 2020, Offset Architects have been involved in the redevelopment of this existing car salvage and recycling facility to deliver 80x new dwellings alongside a purpose-built co-working hub, with new vehicular access, public open space, and comprehensive landscaping throughout the site.</p>

<p>The scheme transforms an unsightly and noisy commercial site into a high-quality residential environment, meeting the council’s requirement for new homes in the area. Responding carefully to local context and complex site constraints, the design integrates landscaped green spaces and sustainable drainage measures, delivering clear environmental benefits while creating an attractive, sustainable place to live and work.</p>

      <description><![CDATA[<p>Offset Architects were delighted to be involved with the refurbishment and extension of Sevenoaks Wildlife Reserve’s visitor centre, alongside the demolition of a redundant outbuilding, enhanced parking and access arrangements, new fencing, landscaping, and associated infrastructure works.</p>

<p>The original building no longer met the needs of visitors to this beautiful wildlife reserve, prompting a comprehensive redevelopment to deliver modern facilities including a new reception area, café, retail space, toilets, and a flexible central event space. A key design element introduces full-height doors to the front and rear of the building, creating uninterrupted views through to the lake beyond and forming a generous vaulted event space for Kent Wildlife Trust to utilise.</p>

<p> </p>

<p>The scheme also provides additional parking and improved road access, alongside external terraces with customer seating, enhancing the overall visitor experience to this lovely site.</p>

      <description><![CDATA[<p>Offset Architects have been proud supporters of Sevenoaks Town F.C. over the years, including sponsorship of the club’s Ladies team, so it has been particularly rewarding to be involved in this project.</p>

<p>The project involves the construction of a new clubhouse and changing room facilities, providing modern, fit-for-purpose accommodation to support both the club and the wider community. The scheme also includes improvements to the existing parking area, new cycle stands, and electric vehicle charging points, with pedestrian and cycle connections designed to link into future development beyond the site.</p>

<p>Set within open parkland, the sustainable building features a green roof and living wall, allowing it to sit comfortably within the landscape. Powered by air source heat pumps and rooftop solar panels, the development delivers energy-efficient, contemporary facilities that significantly enhance Greatness Park and provides a high-quality new home for this successful football club.</p>

      <description><![CDATA[<p>This exclusive gated development in Edenbridge comprises 11x bespoke custom-build homes set across a 1.3 hectare Green Belt site, enjoying long-reaching views across the North Downs. The scheme delivers a mix of housing types and architectural styles, all within easy reach of Edenbridge and Oxted.</p>

<p>Properties range from approximately 1,600 to 4,250 sqft, offering three to six bedrooms/bathrooms and a blend of traditional and contemporary designs.</p>

      <description><![CDATA[<p>This project involves the full restoration of a Grade II Listed former RAF Officer’s Mess, its sensitive conversion into 28x new apartments, and the construction of two new residential buildings providing a further 27x apartments. The scheme also includes the restoration and extension of the former Gate Lodge to create a new standalone property.</p>

<p>A key element of the project was the transformation of the long-dilapidated ballroom into an attractive communal space, reinstating its role at the heart of the community.</p>

<p>Working closely with the client and council, we helped bring this historically significant World War II site back into use, delivering high-quality residential accommodation alongside carefully considered landscaping that respects the site’s heritage and setting.</p>

      <description><![CDATA[<p>Offset Architects’ involvement in this scheme dates back to 2017, from early design development through to planning approval.</p>

<p>This project comprises the construction of 132x one and two-bedroom apartments arranged across three residential blocks, alongside a detached commercial building incorporating a café. Located on a prominent riverside site in Rochester, the scheme was presented to Medway Council’s planning committee and secured approval with a unanimous 13–1 vote in favour.</p>

<p>The design responds to a complex site with multiple constraints, requiring the integration of a new river wall, a lower ground–level parking area, landscaping and an extension to the existing riverside walk. Through close collaboration with a multidisciplinary consultant team and Medway Council, a high-density scheme was achieved that successfully met all planning requirements for landscaping, parking provision, and biodiversity enhancement.</p>

      <description><![CDATA[<p>This lovely three-bedroom dwelling has been carefully remodelled to create a brighter, more contemporary family home within a highly sensitive setting.</p>

<p>Located in the Green Belt and AONB, the project includes two single-storey rear extensions approved under a Lawful Development Certificate, demolition and reconstruction of the existing porch, alterations to fenestration, new rooflights, internal reconfiguration and the addition of solar panels.</p>

<p>The clients approached us after spending nearly two years unsuccessfully navigating the planning process with another consultant. We secured approval on the first attempt by developing a scheme that delivered a clear reduction in massing, volume and footprint, whilst providing our clients with the space they need.</p>

<p>Full-height glazing and bi-folding doors open the house up to gorgeous countryside views, while rooflights flood hallway spaces with natural light. A new detached garden room and home office completes the scheme, in the same style and materials as the main house.</p>

      <description><![CDATA[<p>NELA London, an upscale live-fire restaurant originally launched in Amsterdam, is set within the iconic Grade II Listed Whiteley building in Bayswater.</p>

<p>Designed by Dutch studio Framework, our role included completing the detailed working drawings and tender package, translating the design into a deliverable, compliant scheme. We also advised on a complex fire strategy and High-Risk Building requirements, providing Building Regulations Principal Designer services to support a safe and successful delivery.</p>

<p>The restaurant seats more than 175 guests and includes private dining areas, comfortable banquette seating, a large central bar, and spots where you can watch the expert chefs up close as they prepare your dish.</p>

      <description><![CDATA[<p>The iconic New York-born Carbone brand has made its London debut in the former American Embassy on Grosvenor Square!</p>

<p>Set within this Grade II Listed landmark, the restaurant features a huge 10,000sqft basement, a ground-floor bar, private dining suite and external terrace seating, accommodating over 200 covers and brought to life with opulent finishes by internationally acclaimed designer Ken Fulk.</p>

<p>Offset Architects were delighted to lead the space planning across all areas, alongside developing the kitchens and back-of-house facilities, navigating the challenges of a historic building. We also advised on and delivered compliant solutions for a complex fire strategy, ensuring safety without compromising on design or performance.</p>

      <description><![CDATA[<p>Situated on a private road in Sevenoaks, this property was the second in a development of two new build houses (see ‘Oakhill (2)’ for the other!).</p>

<p>This property boasts over 7500sqft of accommodation, with 5 large bedrooms and an additional guest bedroom in an annexe above the garage.</p>

<p>Designed to look like a typical two/three storey property from street level, with a staggered look to the front elevation, it’s only when you see the rear elevation and interior that you realise it actually spans four floors, with a lift between them!</p>

<p>Carved neatly into the steeply sloping topography of the site and requiring some very complex structural engineering, the property also features an underground link tunnel between the detached garage and the basement, along with a cinema room, games room, utility, gym, open plan kitchen/diner, covered outdoor BBQ area and en-suites to all bedrooms.</p>

<p>We’re very happy with the final result of this small but luxurious new build development - each house having its own style and presence on the street scene, but sitting harmoniously next to each other. </p>

      <description><![CDATA[<p>Situated on a luxury estate in Sevenoaks, this new build property sits proudly at the top of a sweeping driveway and boasts 6 bedrooms, 2 lounge/family rooms, open plan kitchen/diner, pantry, boot room, swimming pool and double garage with annexe above.</p>

<p>This was a complex project in a Conservation Area that required multiple planning applications and assistance from various specialist consultants (such as arboricultural and heritage) to gain the necessary planning approvals; the demolition of the original property with no architectural merit, and construction of a replacement dwelling to fit the client’s growing family and aspirations.</p>

<p>The property is a Locally Listed Asset and also sits within a Conservation Area - the front elevation in particular was very sensitive and any proposals had to be sympathetic to the existing building.</p>

<p>We were successful in gaining planning permission (first time!) to essentially double the size of the property, through various extensions, and meet the clients wishes.</p>

<p>The property now includes 6 bedrooms, balcony and dressing room to the master bedroom, open plan kitchen/diner, utility, double garage and an annexe/games room. Many internal features have also been preserved and refurbished, such as the unique inglenook fireplace. Our clients have selected some beautiful internal finishes and products, including some impressive lighting pendants that emerge and retract into a recess in the ceiling!</p>

<p>This was a complex project that was in the making for many years, with multiple planning applications followed by the full building control drawings package and site queries during construction.</p>

<p>Designed and landscaped to sit neatly within the steeply sloping site, this property features 6 bedrooms, open plan kitchen/dining space, double garage, garden room and a basement containing games room and cinema. Becoming ever popular on properties with basements is the installation of a light-well, constructed at ground level with toughened walk-on glass, bringing as much natural light into the windowless basement as possible.</p>

<p>We’re very happy with the final result of this small but luxurious new build development - each house having its own style and presence on the street scene, but sitting harmoniously next to each other. </p>

      <description><![CDATA[<p>After more than six years of project development with our client, we are so pleased that this brand new rooftop terrace has now opened adjacent to Tamarind Indian restaurant in Mayfair.</p>

<p>This project presented us with numerous complications and hurdles to overcome, including a complex party wall agreement, structural difficulties due to building on a roof top that housed air conditioning and other plant units from the restaurant, and working around an existing mature tree! The site is within a Conservation Area and had to be designed with careful consideration to the neighbouring buildings. The restaurant also remained fully open and operational whilst building work was taking place.</p>

<p>Holding over 50 covers, the new rooftop terrace can be enjoyed year round thanks to its bespoke retractable canopy. The before and after photos show just how much work and detailing has gone into transforming this space!</p>]]></description>

      <description><![CDATA[<p>Following a positive pre-application, Offset Architects were appointed to carry out the design, planning and Building Regulations stages for this lovely detached property set in 3 acres in the High Weald AONB.</p>

<p> The key elements of this renovation included a single storey extension, complete removal of the roof, and reforming it over the entire, extended ground floor area. Whilst the aim was to increase the amount of usable first floor space, it was also important to ensure that the ridge height remained the same, to avoid any detrimental impact to the AONB.</p><p>The external facade of the existing property has been updated to a more modern aesthetic, along with a new porched entrance which provides a welcoming and homely entry point to the property. Our clients now enjoy 5 bedrooms, 3 bathrooms, an open plan kitchen/diner and utility room, bespoke under stair wine cupboard, study, gym, sauna, and a beautiful, bright living space with full height corner glazing.</p>

Planning approval for the replacement dwelling was achieved in the first instance, followed by approval via Permitted Development for the detached garden building, containing a bar and WC adjacent to the swimming pool and meticulously landscaped garden.</p>

<p>Designed with a hipped roof and two feature gables, the property also has a flat roof section giving way to an external terrace area from the first floor.</p>

      <description><![CDATA[<p>Offset Architects are so pleased with the final outcome of this replacement dwelling in Maidstone, featuring 5 bedrooms all with en-suites, office, utility room, cloakroom, double garage, outdoor kitchen/bar and private gated driveway. We were appointed at the feasibility/sketch plan stage, and have since taken the project all the way through the planning and building control process to completion.</p>

<p>Following an initial planning refusal based on scale and bulk, we revisited the design to reduce the roof line and overall mass, ensuring that the new proposal appears like two houses on the plot rather than one overbearing dwelling, which then achieved planning approval. The dwelling is broken up with a flat roof “link” between the two main volumes.</p>

<p>The property takes on a semi-traditional style with a strong symmetrical appearance, and large dormers opening up to beautiful views across the North Downs. Finished with slate roof tiles, light buff facing brick, bronze cladding/frames and an incredibly elegant and refined interior, we hope our clients will enjoy life in their new home for many years to come!</p>

Particular consideration had to be given to the complex fire strategy, involving extensive liaison with the Fire Brigade to ensure compliance.</p>

<p>This development brings an under-used brownfield site back into good use, providing new housing for the community. The building is nestled neatly behind a row of trees alongside the railway line, and responds positively to the topography and orientation of the site.</p>

<p>The scheme consists of 32 flats over 4 floors of residential accommodation, including a mix of both 1 and 2 bedroom dwellings with open plan kitchen/dining areas and spacious balconies. Undercroft car parking is provided as well as ample cycle storage.</p>

<p>In terms of materials and visual appeal, grey standing seam zinc covers the upper portion of the building and the two cores, which is then contrasted by the softer shades of buff brick.</p>

      <description><![CDATA[<p>Our client appointed us to extend and modernise a basic 1970’s building to meet the needs of his family. The brief included extending to the rear of the property at ground floor level to create an open plan kitchen, informal dining, and family space facing the garden. </p>

<p>A new central gable with inset, feature windows, Juliet balcony at first floor level, and a ‘pavilion’ style wrap around extension provide a contemporary addition to the main house. The feature elements of the property have been finished with standing seam zinc cladding, cedar cladding and sleek, elegant detailing such as the full height windows and outdoor lighting.</p>

<p>The property also benefits from a utility/boot room, study, detached garage, and a gorgeous new outbuilding with workshop and Tiki bar nestled into the trees!</p>

<p>We were delighted to be shortlisted for<b> ‘Best Architect or Designer for an Extension Project’ </b>at the 2023 Build It Awards, for our work on this property.</p>

      <description><![CDATA[<p>Working closely with an ongoing client, Offset Architects carried out the full feasibility, planning and building regulations stages for the development of this new apartment block in the popular Crystal Palace area. </p>

<p>The site sits within a Conservation Area, and features some incredibly steep topography, making access and engineering a bit of a challenge! This does mean however that the new four storey block sits neatly behind the existing line of buildings whilst maintaining a pleasant outlook for occupants. </p>

<p>The styling and materials chosen have an industrial look, with brick to compliment adjacent buildings, metal frame fenestration and zinc cladding. Green roofs also break up the appearance and help to increase biodiversity. </p>

<p> All of the necessary ancillary considerations such as refuse area, cycle storage, amenity spaces, sustainability, accessibility and security have been carefully considered, and the development not only reinvigorates the old dilapidated site, but is also a positive contribution to the Crystal Palace Renewal Area.</p>]]></description>

<p>Offset Architects were appointed to carry out this project from conception to completion, and we are thrilled with the end result which completely opens up the rear of this property to the surrounding private gardens and paddock.       <description><![CDATA[<p>Working together throughout the design process with John Whelan of The Guild of Saint Luke, the design of this contemporary London restaurant was inspired by restored Brutalist spaces combined with the traditional French Brasserie. The aim was to create a luxurious and intimate feel despite the overwhelming concrete surroundings.</p>

<p>The existing concrete shell was taken as the starting point and was brought to life through grand terracotta arches and modern linear lighting. Bringing the kitchen into direct view from the restaurant was key to creating a dynamic atmosphere, sitting below a striking Rado inspired clock which provides a strong centre point for the room.</p>

<p>This project was winner of the Silver Award at the A’Design Awards 2021, and also winner in both the Hospitality and Lighting categories at the Paris Design Awards 2021.</p>]]></description>

<p>Liaising closely with the client, we worked on elements including interior design direction, specifying materials for walls, floors and ceilings, producing General Arrangement plans to be used for Licensing and Building Control and Tender drawing packages.</p>

      <description><![CDATA[<p>Offset Architects were appointed to design two new build dwellings on a prestigious private road in a Conservation Area. The existing property was dated and of no real architectural merit, so it was proposed to demolish the property and construct two detached homes on the site with a separate detached garage block.</p>

<p>The style of each house is a contemporary take on a traditional gable/pitched roof house, finished with red brick, tile hanging and white painted timber detailing. Each property also features a basement with cinema room, utility and extra bedroom, with a frosted lightwell at ground level to let light flood through the space.</p>]]></description>

      <description><![CDATA[<p>Following the demolition of a dated chalet bungalow on this long, steeply sloping site in the Green Belt, Offset Architects gained planning permission for a brand new 4 bed home, in a contemporary style with stand out gables and a catslide roof. From the road, the property looks very unassuming and almost hidden behind the detached garage with its sedum grass roof, but opens up to the rear with stunning, almost Mediterranean looking views across the swimming pool and valley beyond.</p>

<p>Finished in natural buff brick, dark timber cladding and matte metal sheet roofing, alongside all associated landscaping and planting, we’re really pleased with the final result!</p>]]></description>

      <description><![CDATA[<p>This project involves a total redevelopment and interior alterations to this large detached property on a private road in Oxted, which included a single storey rear extension and detached pool house. This is all linked in with thoughtful landscaping to bring the two buildings and differing level changes together with the main lawn, tennis court and long distance views beyond.</p>

<p>We used a contemporary design to the extension and pool house with white render, lots of large glass panels and wildflower grass roof to help create important biodiversity and water retention as well as providing an attractive outlook from the first floor accommodation.</p>

<p>Given the location of the property in the greenbelt and the planning restrictions this imposes, we gained a Lawful Development Certificate for the pool house and a separate householder application for the changes and extension to the property itself. This worked well for the clients to provide everything they requested within their initial brief.</p>

      <description><![CDATA[<p>Offset Architects were appointed to restore life into a very tired and dilapidated barn. The existing orientation on the site provided a great opportunity to link and extend the buildings whilst creating a secluded court feel.</p>

<p>As the site is in a rural character area, the planning application process was carefully navigated through a Pre-App exercise to see how we could maximise development. The extensions were modest, but along with the significant re-configuration of the internal spaces, we were able to design a spacious and modern open plan home for the client.</p>

<p>We then went on to prepare Building Regulation &amp; Construction detail drawings. Offset Architects managed the application and lead the team of consultants to gain full Building Control approval.</p>]]></description>

<p>A rear and side extension was proposed to provide additional space both on ground and first floors, including a spacious master bedroom with en-suite and dressing room. The kitchen, dining room and lounge on the ground floor were completely opened up to allow for a free flowing feel. A glazed canopy to the front door provides a welcoming entrance and grand bi-fold doors open the space up even further to the landscaped garden and decking area.</p>

The building design responds to the existing trees onsite which are protected under a Tree Preservation Order. A steel tube piling system raises the base of the building above existing ground level and allows the dwelling to carefully cantilever out into the woodland setting.</p>

<p>In order to achieve the client’s brief, at the rear of the property internal walls were removed along with the bay window to the existing formal living room and the lean-to dining area. A new single storey extension was erected, using materials sympathetic to the original building, which provides a bright, open plan dining, kitchen and family space.</p>

<p>The first and second floors were reconfigured to provide the client with a large master bedroom suite complete with dressing room, and better-proportioned en-suite bedrooms.</p>

      <description><![CDATA[<p>Following a complete appraisal of the existing property, Offset Architects developed solutions for the many problems in the original design and layout. </p>

<p>The original conservatory suffered from overheating in summer and being unusable in winter. It was replaced with an elegantly curved structural glass orangery which provides uninterrupted views to the south. Generous openings within the orangery link a large family snug, kitchen and dining space.</p>

<p>To the front of the property window openings were enlarged and proportional parabolic arch windows added allowing expansive views out. Three awkwardly located dormers along a narrow hallway were replaced with a bespoke curved plan dormer which houses a hand-crafted walnut bookcase below.</p>

<p>The overall effect of the improvements made has transformed the building, inside and out, resulting in an outstanding contemporary design for modern family living.</p>]]></description>

The existing kitchen extension and small conservatory were removed and replaced with a full-width, single-storey, orangery-style kitchen, dining and family room plus a home office.</p>

<p>Large glazed roof areas and full-height glazed doors to the garden give a light, airy and modern feel to the new interior, whilst the red brick exterior blends with the styling of the original property. Leading off from the glazed doors, a spacious, elevated terrace was added, looking out over the rear garden. </p>

<p>Alterations including traditional dormer windows were proposed on the upper floor and in the roof space to create improved bedroom and bathroom accommodation.</p>]]></description>

      <description><![CDATA[<p>Offset Architects were appointed to design a replacement dwelling in a Conservation Area. The existing dwelling on this site had minimal architectural merit and did not fully utilise the site’s potential. The replacement high-quality family home maximizes the space available and, with its Edwardian-style frontage, enhances the street scene.</p>

<p>The new ground floor accommodates an entrance hallway, study, TV room, sitting room and kitchen with adjacent open plan family/dining room.</p>

<p>The first floor and roof space accommodate five en-suite bedrooms each boasting a dressing room, as well as a games room and family bathroom. The annex over the garage provides additional accommodation, separate from the main house.</p>]]></description>

      <description><![CDATA[<p>Offset Architects were appointed to design a two storey front extension and garaging to this impressive property on Bidborough Ridge, Tunbridge Wells. This property was improved by the addition of a two-storey extension constructed in red brick and tile hung, which blends seamlessly with the original arts and crafts style dwelling, and a new curved drive to the property to improve visual site lines and approach to the house. </p>

<p>The extension has provided a significantly improved entrance to the property with large feature windows providing natural daylight to a welcoming double-height space. The ground floor accommodates a gym, a games room and a large cloakroom. The first floor comprises a master bedroom suite with dressing room and en-suite bathroom.</p>]]></description>

      <description><![CDATA[<p>Offset Architect’s brief from the client for this project called for extensions to the existing 1930s property using modern contemporary architecture and utilising the best technologies available to provide an extended and refurbished property with a very low heating and energy demand.</p>

<p>This was achieved by detailing the construction drawings using building techniques well beyond current building regulation requirements, approaching Passivhaus EnerPHit standards and utilising renewable energy systems such as solar PV.</p>

<p>The design itself incorporated the use of zinc standing seam roofs and powder coated aluminium glazing systems. The extensions wrap around the original dwelling which retained its elegant front facade with just the addition of a modest enclosed porch.</p>]]></description>

      <description><![CDATA[<p>Offset Architects were appointed by the client to undertake the extensive refurbishment and extension of a Georgian inspired property built in the 1930s to include a pool and tennis court.</p>

<p>The design completed the balancing of the front elevation mirroring the entrance portico. To the rear of the property, an elegant glazed modernist approach opens up the building to the expansive views over the stunning valley. As part of the design, extensive hard landscaping stitches together the house at the upper level with the pool, pool house, gym, garden store and garaging at the lower garden level. </p>]]></description>

      <description><![CDATA[<p>Offset Architects were appointed by The Purelake Group to prepare the technical working drawings for 9 individually designed bespoke houses for which planning permission had already been granted. Offset Architects improved upon the original design and gained planning approval for the revised scheme. </p>

<p>This stunning collection of 9 properties sits in an idylic countryside setting in the grounds of the Yaldham Manor. Each property features large family kitchens, en-suite bathrooms and beautiful landscaped gardens with stunning views. Air Source heat pumps were used to provide the under-floor heating due to no mains gas. </p>]]></description>
