Paddock Gardens

Offset Architects were engaged to design a scheme which looked to demolish the existing commercial storage unit in Crystal Palace and provide a modern and sustainable residential development. The new building was carefully designed to be harmonious with the surrounding properties, yet give the prospective residents a sense of individuality in this tight urban plot.

The building is designed in a warehouse style with large windows which maximise available daylight. The open plan internal layout makes the most of the floor space to provide spacious accommodation without the need for cramped corridor spaces. Some of the apartments benefit from external balcony or terrace areas complete with privacy screens where appropriate. The bright and spacious communal staircase is positioned at the front of the building, clearly defining the entrance and providing an impressive entrance foyer.

All the apartments within this property met with the relevant Lifetime Homes and London Housing Design Guide standards.  The completed project was extremely popular given its unique architecture and Offset Architects were delighted when it was subsequently nominated by the LABC for Best Small Housing Development in London.
