Set within the Tunbridge Wells Conservation Area, on a quiet residential road surrounded by historic parkland, this project involved the replacement of an old bungalow with a new two-storey detached family home, complete with an attached double garage.

Following a positive pre-application response, we developed the design in close coordination with specialist consultants, bringing together the planning, heritage, landscape and drainage requirements of this sensitive site.

Our involvement extended across all project stages, from the initial concept and design development through to planning submission, working alongside a separate planning consultant. We also produced architectural visuals and managed Non-Material Amendments, discharge of planning conditions, technical working drawings and Building Control compliance.

The finished property adopts a refined Georgian Villa style, designed to sit comfortably alongside its neighbours. At the heart of the house is a welcoming entrance hall with a grand staircase, leading through to a spacious open-plan kitchen and dining area. The property also includes a utility room, pantry, boot room, downstairs WC and study, while a covered loggia with skylights creates a sheltered connection between the house and garden. Upstairs, the accommodation includes four en-suite bedrooms.

Some beautifully unique features also include a hidden lift, mirrored television and feature lighting.

This project demonstrates how a traditional design can respond sensitively to its setting while delivering the space and functionality expected of a modern family home.
