Set within a gorgeous countryside location in Eynsford, this one-acre self-build plot had existing planning permission for an impressive 4,750+ sqft detached family home. We supported the project’s next phase by discharging and varying multiple planning conditions, preparing a complete building regulations drawing package and undertaking the Building Regulations Principal Designer role to help ensure compliance throughout construction.
The design is centred around a dramatic double-height entrance hall, with full-height glazing, exposed trusses and an integrated garage. Generous family accommodation includes a double-aspect open-plan kitchen and dining room, two further reception rooms with garden access, a study, utility room and home office. Upstairs, five double bedrooms include a principal suite with a dressing room and en-suite bathroom, complemented by three more bath/shower rooms.
Our wider work included a comprehensive landscape management schedule, flood risk assessment and external materials schedule. A refined palette of slate tiles, brick and flint, and vertical composite cladding responds sensitively to the rural setting, while bat and bird boxes, meadow planting, native hedgerows, EV charging and solar panels enhance biodiversity and environmental performance.
